Tractorworks

minneapolis, MN
office complex

CCRP underwrote TractorWorks before the North Loop was the North Loop, and treated the ground floor as neighborhood infrastructure rather than leftover space. CCRP acquired the 1902 Deere & Webber warehouse building at 800 Washington Avenue North off-market from a passive owner, and concurrently purchased the attached parking garage from the City of Minneapolis. The asset arrived 63% leased.

CCRP invested $4 million in an interior renovation that put the building's original heavy timber, brick, and stone back at the center of the tenant experience. That combination converted a short-term, non-credit rent roll into a durable base of credit tenants on long-term leases.

Square Footage: 362,000 sq ft

Year Acquired: Originally acquired in 2008.  Sold to Goldman Sachs in 2014 and re-acquired in 2025.

Role: General Partner/Operating Partner/Development Manager; Property Manager for Goldman from 2014 to 2025.

Capital Partner: Angelo Gordon originally and Singerman Real Estate upon reacquisition.

Bar La Grassa opened on the ground floor in 2009 and helped turn a warehouse district into a destination. Our tenants inherited a front door the whole city wanted to walk through.
