146 Geary is located on one of the premier retail blocks in San Francisco. The entire building had been home to Britex Fabrics for more than 50 years, with few improvements made over that period. CCRP acquired the property as Britex vacated, with the intent to update the building systems and convert it into a unique, modern property that would be attractive to world-class retailers as well as cutting-edge tech companies.

The work included entitlements for office use on the upper floors, modifications to a historic building, new MEP systems, and a new office lobby and elevator off Maiden Lane to provide access to the upper-floor office. The renovation was successfully completed, and the building is now home to Bang & Olufsen and two AI tech companies.
